Memery Crystal has acted for a private seller on the sale of King’s Place on Borough High Street, Southwark, to Unite Students for an undisclosed price.
King’s Place is a Zone 1 site with planning permission for a Purpose-Built Student Accommodation (PBSA)-led scheme, and is positioned in close proximity to Borough Underground Station, King’s College London, South Bank University, University of the Arts and the University of Osteopathy. The accommodation, when completed, will comprise 444 student beds across 308 flats, 18,000 sq. ft of workspace accommodation and eight residential key worker units, plus additional facilities such as a large communal lounge, a cinema, a gym, and a number of terraces. The accommodation is due to open in time for the 2027/28 academic year.
The buyer, Unite Students, is the UK’s largest provider of student accommodation, providing homes to over 70,000 students in 23 UK cities, chiefly in London. With this acquisition, Unite Students now boasts a pipeline totalling over 3,000 student beds to be made available over the next five years.
The deal was led by Partner and Joint Head of Real Estate, Nicola Kravitz, with support from Tristan Wark, Rachel Cheung, Nickhil Mandora and Asher Laws.

‘We have worked with our clients on this development site for over 10 years. This involved some complex site assembly. Our client had the vision and worked hard along with the Sellar Group to obtain the consents required. I am looking forward to seeing the project realised by Unite and it will considerably improve the quality of life of the students fortunate enough to be able to live there.’
